(Housing in Hamble, Netley & Bursledon)
The houses of Hamble, Netley and Bursledon, and their garages
The Hamble peninsula sits between Southampton Water and the River Hamble, and its three villages each have a historic heart surrounded by newer housing. Hamble-le-Rice has its old centre around The Square and the quay, with estates of the 1960s and 1970s along Hamble Lane and housing on parts of the former airfield built since the early 2000s. Those estates hold most of the local garages, a mixture of attached singles and integral garages.
Netley grew up beside the ruined Cistercian abbey and, later, the Royal Victoria Hospital, whose grounds are now Royal Victoria Country Park, so it has a stock of Victorian terraces and villas near the shore with later estates inland. Bursledon divides between Old Bursledon, the riverside village by the boatyards, and the larger areas of post-war and later housing around Lowford and towards the A27 and the motorway.

Estate houses along Hamble Lane and Lowford
Semis, link-detached and detached homes from the 1960s to the 1990s fill much of the peninsula. Most have a single garage to the side, sometimes integral. These are the most straightforward conversions locally, turning into a bedroom, office or family room off the hall, with a new wall and window matched to the existing brick.
Newer homes on the former airfield land
The more recent housing near Hamble Lane and the former airfield often comes with integral garages or detached garage blocks. Integral ones convert simply, but approvals for estates of this era sometimes reserve the garage for vehicles, so we read the consent for your road first.
Victorian and older homes near the water
Terraces and villas in Netley, cottages in Old Bursledon and older houses around Hamble’s High Street rarely had garages built in. Where a detached garage exists, it can become a studio or office, but many of these homes sit within conservation areas covered by Article 4 directions, so the exterior must be handled carefully.

Garage conversions people choose around Hamble
Family homes on the peninsula are often compact, and the river and sailing life mean storage counts as much as living space. These are the rooms most often worth considering.

Conservation areas, Article 4 and Building Control on the peninsula
Hamble, Netley and Bursledon are planned by Eastleigh Borough Council, and this corner of the borough has more conservation areas and Article 4 directions than anywhere else we cover.

Hamble conservation area and Article 4
Hamble’s conservation area, designated in 1969, covers the old village from around The Square down to the quay and foreshore. Eastleigh Borough Council also lists an Article 4 direction for land at High Street, Satchell Lane and The Hard. For homes it covers, a street-facing garage alteration is likely to require an application, which is why the boundary is the first thing we look up.
-
Netley Abbey conservation area
The Netley Abbey conservation area covers a large part of Netley village, not just the abbey ruins, including many of the Victorian streets near the shore. Netley is also among the places with an Article 4 direction, which strips back certain permitted development rights. Homes in the newer estates further inland generally fall outside, where standard rules apply.
-
Old Bursledon and Bursledon Windmill
Bursledon has two conservation areas: Old Bursledon, covering the riverside village, which has its own Article 4 direction, and a small area around Bursledon Windmill. Most homes around Lowford are outside both. Elsewhere, attached and integral conversions are normally permitted development, and a Lawful Development Certificate gives a buyer’s solicitor written proof later on.
-
Building Regulations and the tidal river
Living space always needs Building Regulations sign-off, given here by the joint Southampton and Eastleigh service or by a registered approver, and we deal with both paperwork and visits. Homes close to the Hamble and Southampton Water can sit in areas of tidal flood risk, so check the Environment Agency flood map before planning floor levels and finishes.

Where we cover on the Hamble peninsula
In Hamble-le-Rice we visit homes from the village centre and the streets off the High Street out along Hamble Lane, the B3397 that runs down from the A27 junction. Hamble Common, with its estuary views and wartime gun emplacement, sits at the southern tip. Hamble station lies some way north of the village on the line between Southampton and Portsmouth, with Netley and Bursledon stations on the same route.
Netley covers the streets around the abbey and Victoria Road, plus the estates behind them, with Royal Victoria Country Park on the shore. In Bursledon we cover Old Bursledon by the river, Lowford and the housing either side of the A27, which crosses the Hamble by the bridge just south of the M27 near junction 8. Manor Farm Country Park lies a short way north, and the whole peninsula shares the SO31 postcode.

Call 07930 368740Do I need planning permission for a garage conversion in Hamble?
On most Hamble estates, no: attached and integral garage conversions are usually permitted development. The exceptions are homes in the Hamble conservation area or under the Article 4 direction covering High Street, Satchell Lane and The Hard, listed buildings, and estates approved on the basis that garages remain for cars. We check all of these during your free survey.
What might a garage conversion in Hamble or Netley cost?
On UK guide figures, single garages come in at £8,000 – £15,000, integral garages at £10,000 – £14,000 and doubles at £15,000 – £25,000. Conservation detailing, flood-resilient finishes or a new roof on an attached garage tend to move a quote higher within the range. The free survey gives you one fixed, itemised price.
Is Netley in a conservation area?
Much of Netley village is within the Netley Abbey conservation area, which extends well beyond the abbey ruins to include many of the Victorian streets near the shore. Eastleigh Borough Council also has an Article 4 direction there. The later estates further inland are mostly outside, so it depends on your exact address, which we check against the council’s map.
Who signs off Building Regulations for garage conversions in SO31?
Eastleigh borough, peninsula included, is served by the joint Southampton and Eastleigh Building Control team; registered approvers are the other option. Plans, submission and inspection bookings are ours to manage, ending with the completion certificate for your files. Keep it safe, because a buyer’s solicitor will ask for it when you sell.
Can I convert a garage near the river in Bursledon or Hamble?
Yes, in most cases. Look up the address on the Environment Agency flood map first, as some low-lying riverside spots carry tidal risk. Where that applies, we can keep the floor raised, choose water-resistant insulation and boards, and set electrics higher. Old Bursledon homes may also be in the conservation area, which we check at the same time.
